This position is responsible for the preventive maintenance in our hotels in Germany. Amount of hotels are about 5-6 properties. 

The successful candidate has good technical knowledge and a proactive mindset, acts as a problem solver and can think out of the box. Your technical skills will help the creation and monitoring of day to day maintenance, minimize out of order rooms and general point of contact for all FM-related topic.

YOUR TASKS 

• Independent property management of existing 5-6 hotels, in cooperation with hotel managers 

• Management of contractors and FM service suppliers, coordination of the repair of damage and defects in the hotels (i.e. repair measures after water damage, construction defects) 

• Ensure all activities meet maintenance standards, health, safety and regulations are followed 

• Warranty prosecution in coordination with owners, property managers and external companies 

• Obtain competitive quotations as per given requirements and policies. Negotiate with suppliers. 

• Maintains a strong relation with service providers and key suppliers to support maintenance of our properties 

• Site visits on a regular base (up to 20% travel need) Travel expenses paid by the company and compensation for additional travel expenses 

• Responsible for tracking maintenance services, asset renewal and spare parts availability, unblocking rooms out-of-order 

• Participates in FM services contract negotiations and related agreements 

• Implementation of new houses in existing FM structure 

• Participation in the preparation of budgets, adherence to and reporting of budgets in the area of responsibility 

YOUR PROFILE 

• Bachelor's degree, or at least 2 years proven experience, in Facility Management in preferably Hospitality Facilities 

• Management, Engineering or business administration fields. 

• Experience in maintenance of assets and building installations is a plus 

• Ability apply problem solving skills and techniques 

• Proficient use of MS Outlook, Word and Excel 

• Languages: Fluent German, English or Hungarian is a plus

• You’re flexible and understand working on all days of the week, sometimes early / sometimes late, during weekends and on public holidays comes with the job 

• Finally, you’re a great colleague, not afraid to jump in to support other departments now and then 

YOUR PROFILE 

• You have min. 2 years of F&B experience in a hotel/hostel and/or in the HoReCA sector, including experience in a management position. 

• You act as a role model and enjoy working shifts and together with your team. 

• You have experience in conducting F&B training and coaching. 

• You have a keen eye for details, recognize opportunities for improvement and implement them 

• You are confident in dealing with numbers, cash register systems and cash register closings (knowledge of Addipos or Sihot is an advantage) 

• You are solution-oriented, show strong commitment and an entrepreneurial mindset

Functions as the strategic business leader of the property's Hotel Operations. Areas of responsibility may include Front Office, Housekeeping and Facility management. The position ensures Hotel Operations meet the standards, targets customer needs, ensures employee satisfaction. 

Your key responsibilities will include: 

• Leadership & Team Development 

• Lead, motivate, and develop a diverse team by fostering a fun, inclusive, and performance-driven culture. 

• Ensure compliance with labor regulations, company policies, and procedures. 

• Recruit, train, and support career development, implementing recognition and engagement initiatives. 

• Plan schedules, monitor attendance, and oversee performance management. 

• Guest Experience & Brand Standards 

• Monitor guest satisfaction (e.g., TrustYou scores), identify improvement areas, and act on feedback. 

• Ensure MEININGER brand standards are implemented consistently. 

• Promote a culture of hospitality and hands-on guest support. 

• Financial & Operational Performance 

• Monitor KPIs, analyze financial results, and identify opportunities to optimize cost and improve hotel profitability. 

• Collaborate with revenue management to understand market dynamics, competition, and forecasts. 

• Ensure compliance with reporting, invoicing, and audit requirements. 

• Manage supplier relationships and operational resources efficiently. 

• Pre-Opening Activities 

• Oversee all aspects of pre-opening, including recruitment, training, procurement, and licensing. 

• Establish SOPs, coordinate inspections, and ensure readiness for launch. 

• Drive local market entry strategies and support sales & marketing initiatives. 

• Compliance & Safety 

• Ensure compliance with local laws, safety regulations, and internal auditing processes. 

• Proactively identify risks and implement preventive measures. 

Profile Requirements 

• Minimum 2 years of senior hotel leadership experience in rooms division. 

• Strong leadership skills with proven ability to inspire and motivate teams. 

• Results-driven, with solid financial and operational acumen. 

• Excellent problem-solving and conflict-resolution abilities. 

• Collaborative team player, able to work effectively with colleagues and stakeholders. 

• Strong time management, organizational skills and excellent communication skills, both written and oral. 

• Hands-on, flexible, and willing to support the team during shifts and weekends. 

• Comfortable working in a fast-paced, dynamic environment. 

• Fluent in Hebrew (native level) and English (B2 – good in writing and speaking); additional languages a plus. 

• Good computing skills demonstrating proficiency with property management systems, point of sale systems, and Microsoft Office software.  

• Ability and willingness to work flexible hours 

• Highly organized with the ability to manage multiple projects in parallel

DEINE AUFGABEN 

• Du bist verantwortlich für die Instandhaltung des Hotels 

• Du führst Sichtkontrollen in den Gemeinschaftsbereichen und auf dem Hotelgelände durch, tauscht Verschleißteile aus (Glühbirnen, Matratzen etc.), führst Grundreparaturen und kleinere Malerarbeiten aus 

• Du triffst Vorsorgemaßnahmen, um technische Probleme zu vermeiden 

• Du bist verantwortlich für das gesamte Inventar an Verbrauchsmaterialien für die Instandhaltung 

• Du reagierst auf Kunden- und Managementanfragen sowie Wünsche und dokumentierst diese entsprechend 

• Du stehst in regem Austausch mit der internen Facility Management Abteilung und der Hotelleitung
